Things to be aware of before buying a home
The long and painful struggle of finding a home is never going to change. It’s always going to be time-consuming and it will always be a challenge that lasts many weeks or even months. However this is the way it has to be because selling and buying homes are incredibly large financial tasks. There’s also a lot of risk involved as you want to buy a house that has no dirty secrets. It’s a shame then that so many buyers do go starstruck by a home they have only just walked into and they allow themselves to get carried away by their own emotions. Vast sums of money could be thrown away by making a silly decision and taking your time helps to prevent this from happening. So, have you found a home that looks brilliant? Well unless you want to end up regretting your purchase almost as soon as you signed on the dotted line, then consider these causes of action.
The true age
Modern homes are built to far better standards than older homes, that much is clear. However, the true age of a home isn’t determined by how many years it’s been around but the level of wear and tear. Make sure that you ask the real estate agent at your viewing, if any parts of the home have been replaced over the years. This could be something simple as a step on the staircase, it could be something like the bathroom tiling or perhaps a door frame. If you begin to hear a list of things that is as long as your arm, it’s best to walk away. Obviously the overall structure or quality of the home is somewhere at fault. Maybe there have been previous families that were not fond of caring for the property. The damage has been done and it’s best to take to heart the true age of the home and walk away.
An odd and funny taste
You can tell the quality of a new home just by drinking the water. Older pipes have a slight metallic taste with the first liter of water or so that comes out of the tap. Other times there is a murky substance in the water which could be limescale. Speak to Golden Gate Home Inspections which can do a thorough check of the piping system in and around the house you’re interested in. They can also perform full exterior checks of the home to see where a tear in the water system could be. Even the basement and the foundations can be checked for any kind of water damage and for any kind of contamination of the drinking water.
Creaking isn’t good
Creaking floors don’t always mean there is a poor quality of wood that’s being used. It could just mean that the wood is getting old. However asking the owners or the real estate agent how old the flooring is will give you an idea of the condition the floor is in.
Every home has at least one dirty secret. Since you’re going to be forking over a lot of money for the home you’re viewing, it’s best to do some checks first to make sure everything is as it should be.
